Remediating party submitted a Preliminary Assessment (PA) for NJDEP review on April 7, 2006. NJDEP rejected the PA due to numerous deficiencies. The remediating party submitted an amended PA. The PA identified seven Areas of Concern (AOC) as follows:

AOC1- Septic Tank- Degreasers/machine parts wash may have been discharged to septic tank when building was used as a service station. This AOC may require further investigation.

AOC2- Floor Drains- Floor drains run length of the garage bays may need further investigation.

AOC3- Building Interior- Building needs evaluation for asbestos, radon and lead-based paints.

AOC4- Above Ground Storage Tank (ASTs) - 275 gallon waste oil AST and 275 gallon heating oil AST. Remediating party reported that no stained soil, stressed vegetation or other indications that either a tank leaked. This AOC may require further investigation.

AOC5- Underground Storage Tank (UST) - 550-gallon leaded gasoline UST. Remediating party reported that tank was removed in 1970. Test pits were advanced to ground water and soil samples were collected from 8.5 to 15.5 feet. Groundwater was encountered at 15 feet. Groundwater samples revealed MTBE at 720ppb. NJDEP requires delineation of MTBE contamination in ground water.

AOC6- Underground Storage Tank (UST) – 5550-gallon #2 fuel oil UST. Soil samples were collected and all results were below applicable cleanup criteria. This AOC may require further investigation. Also two pipes sticking out of the ground were observed next to the UST. NJDEP requires identification of the source of these pipes.

AOC7- Baseline Ecological Evaluation- NJDEP requires delineation of the MTBE contamination in ground water.

The remediating party submitted a Site Investigation (SI) on July 5, 2006 and a Remedial Investigation (RI) on May 18, 2006 for NJDEP review. Subsequent ground water data has also been submitted that is currently under review by NJDEP.
